What does full management cover?
Our “auto-pilot” service brings bookings, guest hosting, housekeeping coordination, and property care under one team. For an owner, the value is a clearer point of contact for the work that happens between a listing going live and the next guest arriving.
The scope begins with how the property is presented: photography, listing content, pricing, and availability. It continues through enquiries and reservations, guest communication, and the practical work of keeping a villa ready for a stay. Your proposal sets out the services agreed for your home.
How is net revenue calculated?
Start with rental revenue, then deduct booking-platform fees, VAT, and payment-processing fees. Apply the agreed management percentage to the remaining amount. These are the three deductions in Enspired’s management-fee definition.
For example, if rental revenue is VND 120,000,000 and those three deductions total VND 20,000,000, net revenue is VND 100,000,000. At the typical 20% rate, the management fee is VND 20,000,000. This is an illustration of the calculation, not a rental-income forecast.
The remaining VND 80,000,000 is before any separate property costs. It should not be read as the owner’s final profit. Ask for the proposal to identify those costs and the payment arrangements clearly.
When can the fee start from 18%?
Some properties qualify for a starting management fee of 18%, depending on property performance, usually occupancy rate. The lower rate is considered for selected properties; it is not the standard rate for every villa.
